Gateway Center II maximized a constrained one-acre site with a Class-A office building positioned above two levels of structured parking. The 130,000-square-foot development included both core-and-shell and interior MEP engineering, allowing building systems to be coordinated from base-building infrastructure through tenant environments. Integrated engineering supported efficient building performance while responding to the site’s unique spatial and development constraints.
